You are approved, not signed. None of these have been asked yet and every one of them is decided before the lease, not after. Screenshots or a one-line answer is fine.

  • The actual rent on YOUR unit. The "it says 27.50" on the tour video is the other, smaller unit. Yours is bigger and front-facing and the agent said "I'll confirm that for you" and never did. Nobody has the real number.
  • The address — just paste the Google Maps link.
  • What year the building was built. Anything before Oct 1, 1978 in Venice is City of LA rent stabilization, which is worth more than any amenity on this unit. Free to look up at zimas.lacity.org the second the address exists.
  • Flooding, for real. The Canals drain to the Marina only through tide gates at low tide, and the Aug 2017 gate failure put water up to the sidewalks. You are on the ground floor. Ask what they say, and whether flood coverage is required — renters insurance does NOT cover flood, it is a separate NFIP policy.
  • Which compass direction the living-room slider faces — N, S, E or W. Max real sunlight was your own number-one requirement and this is the darkest unit the whole search turned up: high slot windows in the bedroom, one slider onto a hedge. Once you know the direction it takes two minutes to check on suncalc dated Dec 21.
  • Garage and money. Is a space assigned to your unit, can it take an EV charger for the Tesla, what is the deposit, and how long does the approval hold?

Do these four calls, in this order

Each one settles something that is not published anywhere and that the rest of this page cannot resolve. The window is now through mid-September — October stock is listed on 30–60 day notice, so late is the same as gone.

    The Palms

    • Is #125 (668sf, $2,478, Sep 17) still open, and can the start be held to Oct 1–5?
    • Which way does #125 face? Reviews say roughly half this building looks at the 405 and the other half at the Sawtelle and Westminster intersection. Ask directly: freeway side, intersection side, or neither?
    • Confirm per unit: garage space and private balcony, and that laundry is on-site only — no in-unit hookups on the 1BRs?
    • Is there an attended or locked package room now? Recent reviews describe packages taken out of the mail room and on-site staff cut back after 6pm.

    Why it matters: Now review-vetted, and it moved. The news search came back clean, nothing on the address or on Decron. The reviews are a staffing story rather than a disaster: package theft, thin after-hours coverage, slow maintenance. Live-with-able. What actually demoted it from first is the exposure. Two independent reviews put it very close to the 405 with about half the units facing it, which is a direct hit on the light and the balcony. Everything else still holds: ten to twelve minutes from Kiki's house on Bagley, about ten from the Lighthouse, closest verified unit on the page to where she will be every day, and at $2,478 roughly $400/mo under her own cluster. One answer to the first question puts it back at number one or takes it off the list. Despite the name it is in Mar Vista.

    The Meadows

    • Has the plumbing actually been replaced, and in which buildings? Ask what was replaced, in what year, and whether the unit she is being shown is in scope. If they cannot answer in writing, that is the answer.
    • Are there security cameras in the garage? A resident reports a car stolen from it and no cameras at all.
    • Skip 04101. It is a first-floor unit and first-floor units here are the ones that flood. If anything, ask about 04207 ($2,568, 710sf, 2nd floor) and whether it holds for an Oct 1–5 start.

    Why it matters: Demoted, and this call is now a screening call rather than a hold call. The news search is clean but the reviews are not: 60-year-old plumbing, first-floor flooding, constant water shutoffs, roaches, a car stolen from the garage that is sold as secure and has no cameras, and no on-site manager for close to two years. The deciding question under the method is whether the root cause was repaired, and management's own public reply says only that they are working on it. The advertised renovation is cosmetic and inside the unit. That is bad history plus a paint job, which is the same test that moved Marina 41 off the pursue list. Fox Hills is also out by the 405, 12–15 minutes to Bagley, garden-style and low-rise, so the floor buys her almost no light. Only worth the call if the first question gets a real answer.

    • For unit #340 specifically — private balcony yes or no, assigned garage space yes or no? Get it in writing. Her sheet marks this building NO on both; Decron's own page sells both.
    • Hold #340, not #228 — same 672sf plan, one floor higher, $70/mo more.

    Why it matters: Second call because it is the one that settles the most: it is the only Santa Monica building left, Ocean Park is the best of the four for daily life and the only one with the E Line, and that parking/balcony contradiction decides whether the neighborhood stays on the list at all. At $3,049 it is also the top of her range, so the answer needs to be worth it. It is a per-unit question, not a per-building one — ask it that way.

    • Which units are still eligible for the one-month-free concession, and what is the last day to sign for it? It is advertised through Aug 29 — sixteen days.
    • 0106 at $2,805 (813sf, Aug 27) is the cheapest thing in her range anywhere on this page. Is it still open, and does it face west or east?
    • The garage: what security is on it, and how many break-ins or thefts have been reported there in the last twelve months? Is the mail area secured?

    Why it matters: Best-located building on the page for her job specifically — the Marina del Rey farmers market is a five-minute drive, Playa Vista eight, Mar Vista ten. Five 1BRs sit inside her range right now and the concession has a sixteen-day fuse, so this is the one with real decay. It is Tier B rather than Tier A for one reason and it is the reason that matters most for her: residents report break-ins and an assault in the gated parking structure, and she will be using that garage alone before dawn and after 8pm. Ask, then decide — do not skip it, and do not sign before it is answered.

    • Does #419 look into the courtyard or out — and what compass direction do the living-room windows face?

    Why it matters: The value play, and it is a big one: #419 is the only unit anywhere on this page dated to her actual move, and at $2,293 it sits about $550/mo under her cluster — call it $6,600 a year, before the concession. It ranks third rather than first only because of where it is: Playa del Rey is the farthest of the four from downtown, from Brentwood and from Melrose, and the quietest place to land alone in a new city. If she is happy to trade that for the money, this is the best-priced real option on the board.

    Why it matters: Last because it is the only one where nothing is time-sensitive and nothing is contested — just an unknown. Pricing is published after all (Junior 600sf $2,645 · Square 725sf $2,845 · Long 675sf $2,945); what is not published is unit-level availability, so a call is the only route to an October unit number. Balcony-or-patio, garage and in-home W/D on every plan is why it stays Tier A despite the location.

Ask these two on every one of the four calls

  • Is there EV charging at the assigned space — Level 2 or a standard outlet — and what does it cost per month? If not, where is the nearest charging she can rely on overnight?
  • What compass direction do the living-room windows face, and what is directly across from them? Then check it on that unit's Dec 21 sun-path link below: if it clears the building opposite in late December, it clears it all year.

And tell her these three — decided, no call needed

  • Drop The Ellison and Anra — Both fail parking and balcony. They are not close calls, and keeping them on the sheet costs her tour slots in the two weeks that matter.
  • Waitlist Belle Fontaine, do not chase it — Zero one-bedrooms available today. Worth a waitlist entry and nothing more — it cannot be planned around for an Oct 5 move.
  • R2 by CLG is not in Marina del Rey — It is 4133 Redwood Ave, in Del Rey / Mar Vista, and lists from $3,222 — above her ceiling. Fine as a value-ring option, wrong as an MDR one.

Where to live, ranked overall

This is the neighborhood view of the same question. Area fit against her job × the buildings' track record × price × what is actually available. Worth being explicit about one thing: this ranking and the building tiers below it disagree, and they are measuring different things. The tiers rank buildings on reviews and requirements, and were set before we knew where she works. So two of the three Tier A buildings sit in Playa del Rey, which comes fourth on area — and the best-located building on the page, Marina 41, is Tier B because of its garage. Best building and best place are not the same answer here.

Everything else argues against: farthest from both offices, farthest from downtown, no rail, and the quietest place to land alone while working Wednesday to Sunday with midweek days off. Verify the LAX flight path on the actual block.

✅ Both provisional buildings have now been checked (2026-08-13), and the check earned its keep again. The Meadows lost the most: 350 reviews describe 60-year-old plumbing, flooding on the first floor, constant water shutoffs, roaches, and a car stolen from a garage sold as secure that has no cameras. Management's own reply says only that they are working on it, and the renovation they advertise is cosmetic, so the root cause is unrepaired. Its $2,573 unit is on the first floor, the exact floor that floods, and it fell from 2nd to 22nd. The Palms came out better: nothing in the news on the address or on Decron, and the complaints are about package theft and thin staffing rather than the building. It fell from 1st to 4th for a different reason. Roughly half of it faces the 405 and the rest faces the Sawtelle and Westminster intersection, which is a direct hit on the two things she is actually buying. That one is a phone call away from being fixed or fatal, which is why it is still the first call on this page.

Are these actually the right areas? — checked against her job

Yes — and the ranking inside them changes. Cinnie's has two poles: the Grand Central Market stall downtown, Wednesday to Sunday, and the farmers-market circuit — Marina del Rey, Playa Vista, Mar Vista, Brentwood and Melrose. Four of those five are Westside, and one of them is literally inside her first-choice neighborhood. So the centre of gravity of this job is the Westside, not downtown, and the four areas are the right shortlist. Two things follow that are easy to get wrong. First, she works weekends — so the downtown drive happens off-peak, and the usual horror stories about the 10 mostly do not apply to her; the commute objection largely dissolves. Second, the cheapest options on this page are in the weakest spot for her job. Playa Pacifica and Del Rey Club are both in Playa del Rey, which is farthest from downtown, farthest from Brentwood and Melrose, and the quietest place to land alone in a new city. Marina del Rey is the strongest of the four on her actual map — its own market is a five-minute drive.

Five things worth knowing before she signs anything rent control, sun, safety
  1. The stall can move; the markets cannot
    The Grand Central Market space is a residency in Fat + Flour's old unit, opened June 4 and described as a pop-up rather than a permanent lease. The farmers-market circuit is the older and steadier half of the business. So the planning rule is: optimise for the Westside market cluster, treat downtown as the thing that might change. A lease is twelve months; that residency may not be.
  2. Her sunlight requirement and her area list are in tension
    The marine layer — May Gray, June Gloom — sits thickest within about three miles of the water and can hold overcast until early afternoon through May, June and July. The four areas she picked are the cloudiest part of the county in early summer. Three to five miles inland (Mar Vista, Palms, Culver City) it burns off hours earlier. If maximum real sunlight is genuinely a hard requirement, the sunniest $2,900 apartment is not on the coast — and on the coast, a west exposure is what buys back the reliable half of the day.
  3. Rent control is the biggest number nobody quotes you
    Santa Monica caps increases on buildings built before 1979, and LA city's RSO does the same for pre-October-1978 buildings in Venice, Playa del Rey, Del Rey and Mar Vista. Marina del Rey is unincorporated county — almost none. New construction is exempt everywhere under state law, so most of the shiny buildings on this list are not covered; the statewide backstop caps a raise at 5% plus inflation, up to 10%, on buildings 15 years or older. Over three years this is worth more than the first year's rent.
  4. A weekend work schedule makes the isolation risk worse, not better
    Grand Central Market runs Wednesday to Sunday and the markets are weekend mornings, so her days off land midweek — when everyone she meets is working. That was already the single biggest flagged risk in the job decision itself: new city, no local network, small demanding company. It is the strongest argument against Playa del Rey, which is the cheapest of the four and also the quietest, and the strongest argument for Ocean Park or Marina del Rey, where she can walk out the door into something.
  5. If she will trade the beach, the market cluster has a better centre
    Mar Vista, Del Rey and Culver City sit in the middle of the Marina del Rey / Playa Vista / Mar Vista market triangle, run $400–700/mo cheaper for the same unit, get meaningfully more sun, and Culver City has the E Line to downtown plus a real walkable core. On her job map specifically, this ring beats Playa del Rey outright and is close to a tie with Marina del Rey. Worth putting one tour there.

Best odds of hitting BOTH requirements

Purpose-built mid-rise and high-rise rental stock from the 70s–2000s: deeded garage parking and a balcony are near-standard rather than a lucky find. Waterfront, quiet at night, walk/bike to the Marina and Venice. County land, so almost nothing is rent-controlled — rents reset to market at renewal.

Watch out: No rent control on most buildings. Marine-layer gloom. Restaurants skew tourist/chain. HOA-ish building rules on balcony use.

Best value per square foot of the four

Same beach, roughly $400–700/mo less than the Marina for a comparable 1BR. Small-town feel around the Del Rey Lagoon, easy to park, quick to LAX and El Segundo employers.

Watch out: LAX jet noise varies enormously block to block — check the flight path before signing. Quiet to the point of sleepy; very car-dependent for nightlife.

Best day-to-day life, hardest requirements to satisfy

Main Street walkability, real neighborhood texture, Santa Monica city services and — importantly — Santa Monica rent control on most pre-1979 buildings, which caps future increases.

Watch out: The rent-controlled stock is exactly the stock that lacks garage parking and balconies. You will usually trade one requirement, or pay newer-building prices. Highest $/sqft of the four.

Most variable — block-by-block, verify in person

Best food and social scene of the four; strong for meeting people. East of Lincoln is calmer and cheaper than the walk streets and canals.

Watch out: Parking is the weak point — many charming units have none, and street parking is genuinely hard. Conditions vary block to block near the boardwalk. LA city rent control (RSO) applies to pre-Oct-1978 buildings.

The value swap, if the four get expensive

  • Mar Vista / Del Rey — The obvious value swap: 10 minutes inland from the Marina, noticeably cheaper, garages common in the newer stock, no beach walkability.
  • Playa Vista — Newest construction on the Westside — parking and balconies are a given, amenity-heavy, but it reads as a master-planned campus rather than a neighborhood.
  • Culver City — Best restaurants + a real downtown + the E Line. Further from the water; prices have risen with the studio jobs.

One bedrooms available right now — with the sunlight read

Filtered to 1BR only, every unit checked live 2026-08-13. These are real unit numbers off each landlord's own system, not aggregator estimates. Sunlight is the one thing no leasing site publishes — not exposure, not what is across the street. So the tables give what is knowable (floor, plan, price, date) and the read underneath each gives what to ask. Rent is the 12-month rate; a wider range on the same unit is lease-term pricing, and the low number is the 12-month one. Tap a unit number to open the landlord's live page — and note that not one of these four publishes a per-unit URL, so the link lands on the building's availability list and she scrolls to the number. On the tour audio the agent says “it says 27.50” and then immediately that the listing carries old information, that this unit is bigger and front-facing, and “I’ll confirm that for you.” He never did, and nobody has asked in a text since. $2,750 would sit mid-range of her $2,500–$3,145 band; much above $2,950 and it is competing with Bay on 6th while losing on light.
  2. What year was the building built? Venice is City of LA, so a building finished before October 1 1978 is rent-stabilised and future increases are capped. Free lookup at zimas.lacity.org the moment the address exists. Over a multi-year stay this is worth more than any amenity in the unit.
  3. What is the FEMA flood zone, and has this ground-floor unit ever taken water? The canals drain to Marina del Rey only through tide gates at low tide, a tide-gate failure in August 2017 put water up to the sidewalks, and LA Planning’s own Venice sea-level-rise assessment rates the canals high risk. Renters insurance does not cover flood — that is a separate NFIP policy she would have to buy.
  4. Which compass direction does the living-room slider face, and what is directly across from it? Then check the sun path dated December 21, never today. This is the standing question for every building on this page and it matters more here than anywhere else, because the light is already the weak point.
  5. Which garage space is assigned to this unit, and can it take an EV charger? The Tesla is a company car and it has to charge somewhere.
  6. How much is the deposit and how long does the approval hold? That is what decides whether there is time to answer any of the above.

What the tour video actually shows

  • Ground floor of a 1950s-60s two-storey stucco garden building. The railed balconies belong to the upstairs units; hers is a patio at grade opening straight onto a public walkway. The walk from her door to canal water at the end of the tour clip is about 40 seconds, so “right on the canals” is fair, and canals plus parking genuinely is rare stock.
  • THE LIGHT IS THE PROBLEM, AND LIGHT IS HER NUMBER ONE REQUIREMENT. The bedroom has only small high slot windows near the ceiling. The living room is a single slider facing a hedge and a parked-car street. On the evidence available this is the darkest unit anything in this search has produced, and the canals sit two blocks from the beach, in the thickest part of the marine layer from May through July.
  • The kitchen is un-renovated — original tile floor, laminate cabinets, gas range — while the floors and paint elsewhere are new. That is a cosmetic renovation, the same tell that keeps the Pearl conditional on this page: a paint job is not a repair.
  • Wall furnace, so no central heat or air conditioning. No in-unit laundry and no dishwasher were visible, but that is a read of a 568x320 phone video rather than a confirmation — ask.
  • Garage bays are open under the building and are real, but nothing in the tour tied one of them to her unit.
  • Commute, eyeballed from geography rather than measured: roughly 8 minutes to the Lighthouse at 1601 Main St, and 20 to 25 to Kiki's house on Bagley Ave, which is where she actually is most days. So Venice is strong on the job map but Palms, Mar Vista and Culver City still rank ahead of it.

Why it lands at #5: She found this outside the entire scan — it is on none of the six buildings below and it came from her own search rather than this one. Why #5 and not higher: the four above it are all requirement-verified with real windows, and the light here is not a maybe, it is observed. Slot windows in the bedroom and one slider onto a hedge is the weakest daylight anything in this search has produced, and maximum real sunlight is the requirement she added herself. The ground floor on a block with a documented flood history compounds it: this page already dropped The Meadows 04101 from 2nd to 22nd for being a first-floor unit where first floors flood, and consistency demands the same discipline here. Why #5 and not lower: Venice is second on her job map at roughly eight minutes to the Lighthouse, the patio and the canals are genuinely rare stock, an unconfirmed ~$2,750 sits under her $2,800–$2,900 cluster and under Bay on 6th #340, a pre-1978 build would make it rent-stabilised — worth more over three years than the first year's rent — and unlike every other row on this page she is already approved on it. It also beats Playa Pacifica outright on area: Playa del Rey is the weakest spot on her job map and the most isolating, and isolation was the single biggest risk flagged in her own job decision. ⚠️ This rank is conditional and moves on the answers. If the confirmed rent lands above $2,950, or the slider turns out to face north, or the unit sits in a FEMA flood zone with no NFIP policy, it drops out of the top ten. If it comes back pre-1978, south or west facing, and at $2,750, it is first. ⚠️ And settle this before anything else: on the tour audio at 0:34 the person filming says “I don’t think that the upstairs one would be of interest to her,” which means somebody walked this unit on Bess’s behalf. The light read: Review-vetted 2026-08-13. The news search is clean: no shooting, fire, evacuation, outage or lawsuit attaches to 3450 Sawtelle or to Decron. What the recent 1- and 2-star reviews show instead is a staffing pattern, not a disaster. Different reviewers three weeks and four months apart describe the same three things: packages stolen out of the mail room, on-site staff cut back so nobody answers after 6pm, and maintenance requests that go unanswered. Under the method that is a building problem, not a neighbour problem, and it will not be fixed during her lease. It is a nuisance rather than a dealbreaker. THE ACTUAL PROBLEM IS THE LIGHT. Two independent reviews say the building sits very close to the 405, that roughly half the units face the freeway, and that the other half look onto the Sawtelle and Westminster intersection. That collides head-on with the two things she is buying, real light and a balcony she will use, and it is the reason this drops out of first place. It is also answerable on one phone call. Still confirmed: garage parking, a patio or balcony on the 1BRs, no in-unit laundry, roughly 10 to 12 minutes to Kiki's house on Bagley. Worth knowing for context: The Pearl, the building whose shooting and week-long outage the whole review method was built on, is at 3499 Sawtelle, directly across the street. Nothing about that transfers to this building, but she will be looking at it. Despite the name it is in Mar Vista, not the Palms neighborhood.

The light read: Review-vetted 2026-08-13, and this is the one the check was for. The news search is clean, no shooting, fire or lawsuit. The reviews are not. Across 350 reviews the same words repeat from different people in different months: the plumbing is 60 years old, first-floor units flood, water is shut off constantly with little warning, and one reviewer ties the bug problem directly to the flooding. Alongside that, roaches in the units and the common hallways, ants, a car stolen out of the garage that is sold as secure and has no security cameras, routine package theft, and no real on-site manager for close to two years. Pools dirty, laundry machines out of order. THE DECIDING QUESTION IS WHETHER THE ROOT CAUSE WAS FIXED, AND THE ANSWER IS NO. Management's own public reply to those reviews says only that they are working on improving that aspect of the community. The renovation the listings advertise is cosmetic and inside the unit: plank flooring, stainless appliances, in-unit washer and dryer. That is the exact distinction that decides the Pearl question, bad history plus a documented capital fix versus bad history plus a paint job, and this is the paint job. The car theft from an uncovered garage is also the same failure that moved Marina 41 off the pursue list, so consistency demands the same treatment here. One specific consequence: unit 04101 is a first-floor unit, which is the exact floor the reviews say floods, so it drops from second on the page to twenty-second. The 2nd-floor plans survive further up but on a much shorter leash. Fox Hills is also out by the 405, so this is 12 to 15 minutes to Bagley rather than the five that central Culver City would buy, and it is garden-style and low-rise, so the floor buys her almost no light.

  • Two tandem garage spots and a balcony with plants. Those are the exact two requirements that knock out most of the Westside stock, and here they come without a 12-month signature.
  • Fully furnished, down to the bed, the smart TV and the exercise equipment. She flies in with suitcases instead of shipping a life across the country before she knows which neighborhood she wants.
  • It is in Palms proper, minutes from Kiki's house on Bagley. Shared laundry, not in unit. Small pets allowed on a $220 deposit. $700 security.
  • Window is Sep 13 to Nov 14, and the lister says he is flexible on dates for the right fit. So the two things to ask are whether it can start Oct 1 instead of Sep 13, and whether it can run past Nov 14 month to month.

Why it is on this page: Every other option on this page asks her to sign a year from 2,800 miles away, on a unit she has never stood in, in a neighborhood she has never driven at 6pm. This one asks for about six weeks. From an Oct 1 start that is roughly $3,850 plus the deposit, and what it buys is the ability to tour the October and November inventory in person, with a car and a place to park it. The buildings above list on 30 to 60 day notice, so the units she would actually be choosing between in November are not even posted yet.

How to judge the light before she flies out

  1. Ask one question, get the whole answer
    “What compass direction do the living-room windows face, and what is directly across from them?” Exposure is the single biggest driver of real daylight and NOT ONE leasing site publishes it. Every other question is downstream of this one.
  2. South and west win here; refuse north
    On the Westside a south-facing unit gets sun all day year-round. West-facing gets the afternoon — which is the reliable half, because the May–June marine layer (“June gloom”) usually does not burn off until late morning. A north-facing unit gets no direct sun ever; at 750sf that is the difference between bright and grim.
  3. Test it on December 21, not today
    Everything looks bright in August. Open suncalc.org on the address, drag the date to Dec 21, and look at where the sun track sits relative to the building. If it clears the building across the street in late December, it clears it all year.
  4. Floor beats exposure only when something is blocking
    A 2nd-floor south unit with an open street in front beats a 9th-floor north unit. But on a dense block, height is how you buy your way over the obstruction — which is exactly what Marina 41 charges for.
  5. Corner + balcony depth
    A corner unit has two exposures and roughly doubles the hours of direct light. Conversely a deep, covered balcony with the unit above overhanging it shades the living room — the balcony she wants can cost her the light she wants. Ask whether it is recessed or projecting.

Up to one month free through Aug 29, 2026.

What the reviews say: Mixed, and the negatives cluster in exactly the wrong place for her. Residents report car break-ins inside the gated parking structure, an assault in the parking area, and mail theft frequent enough that the sheriff's department is described as a weekly presence. Separately: thin walls and floors between units, complaints that go unanswered while rent still rises, and aggressive move-out charges against the deposit. The praise is real too — maintenance is repeatedly described as fixing things inside 48 hours.

Watch out: She works Wednesday to Sunday until 8pm and leaves before dawn for weekend markets, so she will use that garage alone, in the dark, at both ends of the day, hauling product. A parking structure with break-ins and an assault on the record is not a generic complaint for her — it is the specific risk her schedule creates. Do not rule the building out on it, but do not sign before it is answered. Note this is a DIFFERENT building from the Pearl at 4111 Vía Marina, though the same owner and next door.

Nov 2023: ABC7 covered tenants left without gas, power and hot water for a week; a Dec 2023 change.org petition demanded $150/day compensation for outages, and Equity Residential declined to comment. Apr 13, 2024: a resident fired weapons from the building for roughly three hours, shot at responding deputies, broke into a neighbouring unit and fired from its balcony and down through the floor — 20 felony charges. Residents then sued the landlord, alleging management ignored their prior harassment and threats.

Watch out: The counter-evidence is real too: Equity finished a $45M renovation that included COMPLETELY REPLACED PLUMBING INFRASTRUCTURE — the actual root cause of the 2023 outages — and a Mar 2026 resident review says "it's been good lately." Two hard costs the listing hides: there is NO in-unit laundry (on-site only), and residents report a $119/month trash charge plus a water bill-back. How to read the reviews — the method that caught the Pearl background

She was right to be suspicious, and right about both facts. The general version of that instinct, in the order worth doing it:

  1. Search the news before the review sites
    The Pearl's two worst facts were never in a review. The week-long utility outage was an ABC7 news segment and a change.org petition; the shooting was court reporting and a tenant lawsuit. Search "building name" + shooting, fire, lawsuit, outage, evacuation before anything else.
  2. Read only the 1- and 2-star reviews, newest first
    The star average is close to meaningless — leasing offices solicit 5-star reviews at move-in, when nothing has gone wrong yet. The signal lives in the bottom two buckets, sorted by date.
  3. Separate the building problem from the neighbour problem
    One person complaining about noise is a neighbour. Six people across different months and different floors using the same word — water, gas, elevator, mold, garage door, package, alarm — is a building, and it will not be fixed during her lease.
  4. Find out whether the root cause was actually repaired
    This is the whole Pearl question. Bad history plus a documented capital fix (there: $45M and completely replaced plumbing) is very different from bad history plus a paint job. Ask what was replaced, when, and whether her specific unit is in scope.
  5. Treat the concession as a review
    Up to 2 months free on a beachfront building in peak season is the market repricing a reputation. Take the deal if the underlying problem is fixed — but ask what the gross rent is at renewal, because that is the number that bites in year two.
  6. Check the address, not just the name
    Los Angeles County Sheriff and crimemapping.com report by address. Reddit (r/MarinaDelRey, r/LARentals, r/SantaMonica) is where residents say things they will not put on a review site under their unit number.
Live shortlist — everything currently listed outside Craigslist thin, mostly sublets

Thin on purpose. Craigslist carried roughly 94% of the raw volume and she will not use it, so this table is what remains: Listings Project, SpareRoom and Reddit. Most of it is sublets and shares rather than a real lease. The buildings section above is the actual answer — this table is only worth a scan for the occasional private landlord. Percentages compare to the median for that neighborhood and bedroom count across the whole scan.

  1. Now → Aug 31: make the four calls at the top of this page, in that order
    Every one of them settles a fact that cannot be looked up: concession eligibility, October unit numbers, a parking/balcony contradiction, and which way the windows face. Ask each for October availability specifically — what is listed today is mostly September stock and will be gone.
  2. Sep 1–15: the October inventory posts — this is the actual window
    Westside buildings list on 30–60 day notice, so units for an Oct 1 start appear from late August through mid-September. Touring in early September is on time; October is late.
  3. Decide the Pearl question before she tours it
    The five questions on its card are the whole decision. If the leasing office cannot say in writing whether her stack was re-plumbed, that is the answer.
  4. Check the LAX flight path before any Playa del Rey lease
    Noise varies hugely within a few blocks — and both Tier A value picks are in Playa del Rey. Worth an afternoon on-site during an arrival bank.
  5. Ask every building whether the unit is rent-controlled
    Santa Monica and LA-city RSO buildings cap future increases; Marina del Rey county stock mostly does not. Over a multi-year stay this is worth more than the first year's rent.
How this was built, and what it does not cover method
  • Craigslist is queried as geo radii around each target neighborhood, not as one metro search — the API caps a response at 360 results and has no working offset, so an all-LA query returns a useless 1% slice of 36,000 listings.
  • Parking and balcony cannot be read from any search feed, so 730 listing detail pages were fetched individually (of 1,569 scanned) to read the attribute block and body text. Craigslist starts returning 403s past roughly 700 fetches per session, so the detail pass prioritised her four named areas — the inland value ring is scanned but not yet requirement-verified.
  • Listings Project only publishes a Los Angeles batch on Wednesdays and it is small (69 live in the region right now); Craigslist carries the Westside volume.
  • Reddit gave neighborhood context, not listings — thread bodies only, comments not pulled (the API is blocked; RSS rate-limits hard on bursts).
  • No Zillow / Apartments.com / Westside Rentals — all three are bot-walled. Those are worth a manual pass once she has a budget and a move date.
